This could be a very desirable building lot. The owner who also owns the adjacent lot 338 which is up for sale, will discount both lots …..but, must be sold together. Utilities are in the street. It’s zoned Z3 which requires 20,000 foot lot and 50 foot frontage. An easy solution is to consolidate several feet from 338, thus making it a buildable lot. The property is 51,662 square feet and 49 feet frontage. It’s 1.19 acres. One would have to go to the township to determine variance requirements from a frontage standpoint…which we believe to be only 1′ to 2′ foot. Owner has no survey, but….it appears from the tax map that it meets those requirements. A variance would be required for the frontage, if one did not try to consolidate the two parcels, or simply taking a slice from the lot located at 338. Presently there is a small rancher that in all likelihood is a complete tear down. All inspections, certifications, etc. are the responsibility of the buyer. Seller willing to negotiate.
